Landlord and tenant leads are growing in demand due to increasing eviction filings and evolving housing regulations. These leads provide opportunities for attorneys to represent either party in disputes involving rent, lease violations, or property conditions.

In 2024, landlords in the jurisdictions tracked by the Eviction Lab filed just over one million eviction cases. While this is a slight decrease from 2023 and about 7% below pre-pandemic levels when looking at all tracked sites, removing New York City data shows eviction filings were 3% above the historical average. Several cities, including Phoenix, Arizona, and Richmond, Virginia, experienced high eviction filing rates in 2024. Several legal changes are taking effect in 2025. For example, in some areas, renters will have more time to respond to eviction actions, increasing from 5 to 10 days. Additionally, new requirements are being implemented for landlords, such as mandatory photo documentation of rental units for security deposit deductions and, in buildings with 15 or more units, offering tenants the option to have their rent payments reported to credit bureaus. Some jurisdictions are also seeing changes to rent control regulations and the process for challenging service charges.
